Project brief: More natural light in dining room
The clients were seeking more natural light in their dark dining room. Roof Space Renovators recommended two glass roof windows (or skylights).

About the property
Located in Brisbane’s eastern suburb of Balmoral (next to Bulimba), this property was a classic 4 bed, 3 bath, and 2 car Queenslander that had been renovated with beautiful timber panel ceilings.
The roof where the skylights were installed only had a 6-degree pitch.
Style of roof
The roof space was a simple raked timber ceiling which meant the ceiling was quite shallow and therefore there wasn’t much roof cavity.
Most roof windows require to be pitched at a minimum of 15-degrees to be successfully installed. Fortunately, Roof Space Renovators stock several quality skylight and roof window brands, and one particular brand offers the perfect solution for flat or low-pitched roofs.
Skylight and roof window products
With the client’s needs in mind – and the style of roof – we knew the best solution would be an Atlite-branded glass skylight.
Not only can it be installed on flat roofs, but the owners could also add electric blinds. This is an option that could be included at time of installation or added down the track.
What makes this roof window so unique (apart from being Aussie made), is that it’s created in a way that performs exceptionally well in Queensland’s climate. This meant extra ventilation was not required, so we quoted for the non-opening fixed roof window style.
Blinds for roof window
Once we installed the two 550x1200mm fixed roof windows, the homeowner also opted for us to add power in the vicinity of the windows (while the roof cavity was exposed).
This gives them the option to add the blinds in the future, if they want.
A shallow raked ceiling also meant the windows became more of a feature (no deep shaft). We framed the shallow shafts and finished them with a timber trim to match the ceiling.
Project challenges and how we overcome them
Roof Space Renovators faced a few challenges during this project.
The shallow-raked ceiling meant that there was no access to the roof cavity during the quoting phase, so we were unable to inspect for obstructions.
With shallow-raked ceilings, we always let the homeowner know upfront before we begin that we have not allocated any costs to overcome obstructions (if any) found once we open the roof cavity. The homeowner understood and was happy to pay any associated costs.
In this project, when we cut open the roof during installation, we discovered aircon ducts running straight through that section of the roof space!
This sort of thing is unexpected and can delay the job or force us to rearrange project timelines (in this instance it was only by 1 day). It’s exactly why we prepare our clients ahead of time, so there aren’t any big surprises in extra cost or time taken.
Once the Roof Space Renovators team relocated the obstructing aircon ducts, the obstructing downlights & cables, and installed the power for the optional future blinds, we were able to finish the skylights quite quickly.
What was the price range that this job cost?
The price point for this job was $6500^. This included

- The supply and installation of the two roof windows with external custom colour-matched flashings and pan flashings (for waterproofing),
- internal works (making it ready for painting).
