Loft Storage Room

Job: Build a large loft storage room in the attic of this Gold Coast unit.

This customer stumbled across our website whilst searching for in-home storage ideas. Living in a duplex unit, space was a major issue both inside and out. Therefore, the idea of increasing the space within the home by making use of the unused loft area was particularly appealing. However, whether it was possible was the question. In this instance, this customer filled in our ‘contact us’ form on the website and we called her back to arrange the appointment. Our consultant visited as scheduled and was able to determine that a large clean storage room was achievable above the garage of the home. Being a truss roof, the consultant discussed the positioning and shape of the proposed room so as it would provide the most practical use of the space, taking into consideration that the trusses would remain within the storage room. He also discussed the requirements for our plumber to relocate some pipework within the roof. Also our electrician would be needed to relocate some cables.

All our clean storage rooms are finished with a small access hatch door so that trades such as plumbers and electricians can easily access the remainder of the unused roof space via the storage room (shown in featured image above). Other variables discussed with the customer included ventilation, light and our range of ladder models.

Armed with an array of possibilities, the customer decided she wanted to make use of all the practical available area within the roof space, which measured to around 18m2. The approximate measurement of the proposed clean storage room would be around 4050mm wide x 4500mm long. This area provides plenty of additional storage space as required, even with the trusses within the room. This customer was also lucky to have a nice 26° roof pitch, therefore allowing for plenty of height (approx 2500 -2900mm) within the proposed storage room.

The ladder model chosen was the Upgrade Timber Truss attic ladder with a frame size of 550mm wide. We have a broad range of attic ladder models to choose from. The Upgrade is a top of the range timber attic ladder designed for truss roofs. It is on a nice sloped 60° ladder angle and is Australian made from quality Australian hoop pine. The Upgrade has a strong and stable 220kg weight load capacity and is spring loaded through the middle section, making the ladder extremely easy and safe to use.

Light and ventilation was important for this customer as she planned on regularly accessing her stored items. Therefore, she opted for a Fakro Dual Action Opening Roof Window, a Solar Whiz heat sensor ventilator and also an LED Fluro Batten light. The roof window would open up the room and provide a natural light during the day as well as some natural ventilation. Our Fakro roof windows open in a top hung position as well as in centre-pivoting mode. They also have a 20 year warranty on the glass for piece of mind.

The Solar Whiz heat sensor ventilator is solar-powered and is equivalent to 21 whirly birds.

The LED fluro batten is accompanied by a neon wall switch. The neon indicator illuminates when the light is on in the loft storage room. The switch is usually installed on a wall around the attic ladder. Therefore, it acts as a reminder if the light has been left on in the storage room.
