What determines how much roof space storage you can gain?

Roof pitch is the primary factor. A steeper pitch creates more vertical height at the centre of the roof cavity, which means more usable standing or crawl space. A low pitch flattens everything out, limiting how much of the cavity clears the 900mm minimum height threshold needed for practical use.
Roof type matters significantly. Conventional roofs, built with rafters and purlins, tend to be open inside, giving installers more room to work and floor. Truss roofs, which dominate Queensland homes built from the 1980s onwards, include internal webbing and bracing that can reduce the usable area, though they by no means rule out a worthwhile installation.
Home footprint multiplies everything. A larger home has more roof area to work with, even after the usable zone is calculated.
How much space in the attic do you need for a roof storage area?
What counts as usable is generally the floor area where head height clears at least 900mm. Below that, you can still store flat items on a boarded floor, but you lose the ability to move around or access stored goods easily.
As a general guide, if your cavity yields at least 5m² of usable floor area, a storage flooring installation is a worthwhile investment. Anywhere from 8m² or more, an enclosed storage room is a great option. Also know that an extension to add equivalent storage or a spare room typically costs $80,000 to $150,000 and takes months to complete. Attic storage space for two-storey unit in Nathan
Justin’s situation was a little unusual. He lives in a two-storey unit in Nathan with a large roof cavity above his top floor. The cavity had good height, ranging from approximately 1,000mm to 2,000mm, which meant that a meaningful portion of it cleared the usable threshold with room to spare. The only obstacle was a PVC pipe running through the space. Before any work could begin, Justin also needed body corporate approval. Because he sits on the committee of a small complex, he was able to move through that process without significant delay. He arranged for the pipe to be relocated by a plumber before the installation date.
We installed 18m² of storage flooring and a Queensland-made Falcon Folding attic ladder. Justin was initially quoted on a budget imported timber ladder option as well, but chose the Falcon for its quality and durability.
And the result? 18m² of floored, accessible attic storage space. Justin took this a step further by installing a magnetic LED light bar kit attached to the roof structure. His finished attic storage height ranges from 1000-2000mm across the floored zone, equating to 1350kg of extra storage.

Cottage-style home attic storage in Shorncliffe, 20m²
Charlotte’s home is a classic two-bedroom, one-bathroom cottage in Shorncliffe. It has a conventional roof, built with traditional rafters rather than truss webbing, which means the interior of the cavity is essentially open from end to end. No internal structural bracing to route around. The home also has tall ceilings, over 3m, finished with VJ timber panelling. The roof cavity at its highest point offered approximately 1,700mm of head height, which is enough to stand comfortably in. The challenge was that Charlotte wasn’t simply after flooring. She wanted a proper storage room, finished to a standard that matched the quality of her home.
We built a 20m² enclosed storage room within the highest section of the cavity. Because the home’s ceilings were VJ-panelled timber, it was important to Charlotte that the attic hatch integrated with that aesthetic rather than looking like a rough access hole. Truss roofs are not a barrier to attic storage. What happens if my roof cavity has insulation or electrical wiring running through it?
